Bayswater College: A Vibrant Retrofit for Modern Learning
Bayswater College transforms a 1950s office building into a lively further education hub specialising in graduate language courses. Working within a tight budget, the design re-energises the 9,000 sq ft building with purpose-built learning spaces, refreshed facades, and a bold use of colour on each floor to orientate students and create a dynamic atmosphere. Original detailing has been carefully retained and integrated into a contemporary educational environment, bringing new life and character to the building while supporting a diverse community of learners.

An soulful retrofit of an existing office building to create a new further education college specialising in graduate language courses.


Although we had a very tight budget, the spirit of the project was to bring energy and a diverse, modern series of spaces for education into this building. Our client was aware of our work with young people and creating spaces for young communities and as a result there was a clear strategic benefit in appointing us to work on this important project.




The proposal is based in an existing 1950’s building of circa 9000sqft and needed extensive refurbishment to both reflect the College ethos and purpose made learning spaces, but also to overhaul the external facades that have not been upgraded since its completion more than 60 years ago. We brought the building back to life, incorporating original detailing to give character but place this in a contemporary learning environment for a wide range of student courses.

Each floor of the building was expressed through colour both internally and externally to add vibrancy and help to orientate students who are new to the building and need to familiarise themselves.
